Signs Your Home May Have Wood Rot or Problems

Wood rot is often easier to spot than homeowners realize

Soft or Crumbling Trim
Swollen or Warped Siding
Peeling Paint Around Joints
Rotted Window or Door Trim
Fascia or Soffit Damage
Moisture Around Joints or Seams
Bowing or Pulling Away From Home
Holes that Appear Out of Nowhere

In the Kansas City area, exterior wood rot is often caused by moisture getting behind siding, trim, fascia, or other exterior materials. Aging or failed caulking, open joints, damaged paint, and repeated exposure to rain, snow, heat, and humidity can all allow moisture to penetrate the wood.

How Can You Tell the Difference?

Woodpecker damage is usually higher on the home, such as chimneys or 2nd-story siding. Wood rot can be identified with the "poke" check. If the wood feels soft, crumbles easily, or feels damp, it is likely caused by moisture.

The Fix:

We remove or repair damaged wood, properly seal the area with caulk, prime as needed, and paint to protect your home from future moisture damage.

AFTER

Birchwood Hills

At this Birchwood Hills home in Overland Park, we found several areas of wood rot and damaged exterior trim that needed to be repaired before painting could begin. Rather than covering up the problem, we removed the deteriorated material, replaced the damaged sections, and properly prepped the repaired areas so they would hold up long term.

Once the repairs were complete, we finished the exterior with a professional paint system so the new materials blended in with the rest of the home. This project is a good example of why we believe repairs should come before paint—fix the underlying problems first, then protect the home with a finish that lasts.

Types of Materials

LP SmartSide Siding Repair

While most woot rot damage from moisture manifests itself on trim boards first, it can also spread on the panels of siding installed on homes. Usually, evidence of wood rot on siding can be seen on the first or second levels of a home at the bottom edge of siding and spreads upward. We can fix this type of damage by replacing sections of siding with various materials, including LP SmartSide siding 8” OC (on-center).

LP Smartside Trim Repair

When wood rot starts to creep in, it usually can be found at the bottoms of trim boards around windows, doors, and bottom of the first level of homes. The rot start decaying the material at the bottom of the board and works itself upwards over time, which can as short as a few months. We try to replace full boards whoever possible to restore the integrity & looks of the area back to new.

Cedar Trim Board Repair

While cedar is one of the best natural siding materials for the exterior of homes (much better than pine), it is still prone to rot from moisture and insect or rodent damage. We inspect all cedar boards to ensure they are not rotted and replace them with new, quality cedar. We always prime new cedar before painting to ensure long-term bonding to prevent peeling.

The crew did an awesome job. They power washed the house before meticulously taping off the windows as well as parts of the siding that could experience overspray or errant brush marks. We used Sherman Williams Exterior Alabaster for the front. It is a clean white with just a touch of grey and cream. We used a strong trim color: Sherwin Williams Urbane Bronze and the painting was clean and precise. We needed very crisp lines or the contrast would have easily looked messy. I was always contacted and knew the schedule, which revolved around intermittent rainy and dry days! The whole project was completed in a timely fashion with the exact budget I was quoted. (Friends recommended Pemco to us and we checked other companies). I would highly recommend this group. They are not necessarily the cheapest, but if you want an exceptional job done, this group can do it.

I had woodrot repairs and full exterior painting done by PEMCO and could not recommend them enough.

Dan was extremely thorough during the initial inspection of the wood rot repairs that were needed, while also being honest and reasonable about what actually needed to be fixed instead of overselling the project.

The project manager, Bob, communicated very well throughout the process, keeping me updated on scheduling and setting clear expectations every step of the way.

Gabrielle and his crew were punctual, hardworking, and incredibly detail-oriented. They showed up early every morning and worked late into the evening. They were very meticulous with the painting, and during the final walkthrough there were hardly any spots to point out for touch-ups.

Overall, a great experience and a very professional team.

Had Pemco do a complete exterior repaint of my home. Met with Dan the owner for the quote. He listened to what I was wanting done, and then explained to me what they do which went above and beyond what I expected I would be paying more for.
Next I heard from Bob the project manager for my project. He kept me informed when things would start and kept me updated with text messages and photos of the progress.
Lastly I met the crew working when I got home one day. Edjuardo basically took me by the hand and walked the exterior of my home and showed me what they had done day to day and made sure that I was happy with every aspect of the job. If I wasn’t he would make it right! That never happened because everything he did was perfect! From protecting from overspray on my fence to taping off the roofline met the siding up high to not paint the roof shingles.
I could not recommend this company enough for your painting project!

Honestly just a phenomenal job done by PEMCO. They came in and fixed EVERYTHING done wrong by a previous painter. Please do yourself a favor and work with Dan and Bob.
We had a paint job done by another company about 9mo ago and they did a less than stellar job, covering up wood rot and not properly prepping the home which resulted in paint peeling off the house within 3mo. The before and after pictures say it all.
Dan, Bob, Leo and team all came in and from start to finish documented everything, showed trouble areas, provided options for fixing, and actually did the job right. They were able to fix some items we didn’t even know about that were covered up by another company.
Can’t recommend this group enough!
